Real estate sales do not come without their fair share of disputes. What happens if there is an injury on the property that you want to sell or develop? You could even have an issue involving a wrongful death on the property. There are a lot of potential problems that can arise in real estate. 1) A residential deal is one that may not require representation in the beginning, but you might want to keep someone around in case something happens.

Injuries have been known to happen during construction time. What happens when the injured party wants to take the developer to court because of the injury? That is why you need to have someone on your side to help. 

The same thing can be said for a death on the job. Deaths are in the rise in construction work. You need someone to help you. 

FYI: Every lawyer has an agenda. Not every lawyer is going to be fair during the process. That is why you should do your research before you make that call and why you shouldn’t just believe what a lawyer tells you you have to do if they are not your attorney.

2) Some contracts are more complex than others in real estate. You need someone on your side that can understand the fine print. You need someone who knows and understands the technical jargon. The developer might add something to the contract you are not familiar with. You should understand everything about the contract before you sign it. 

FYI: There may be something in the contract that nullifies the other side from any wrongdoing when there is an injury or death. It is better to have something in the contract that factors in contingencies or else you should not sign it.
